Explained below is a step-by-step procedure you will be required to follow prior to leasing an apartment from us. 1) Once you become aware of an apartment we have listed for rent which seems to meet your criteria, you should contact us to make an appointment to view the actual unit or similar units that may be of interest to you. 2) After viewing apartments, if you discover a particular unit you would like to rent, you should furnish us with forms provide on our web site. We will often verbally agree to hold an apartment for a few days to allow time for you to assemble the needed forms from those parties desiring to enter into a lease. 3) You now need to obtain from us or print out from our web site the Rental Application which is to be filled out in its entirety thus providing us with relevant information needed for us to determine your credit worthiness and desirability as a potential renter. The same is required of each person where multiple occupancy is concerned. You must submit a Rental Application regardless to whether or not a Cosigner Application and Agreement is a part of the information processing. 4) If you lack sufficient background or credit information, you may include someone as a guarantor, normally a family member, who is willing to act as a cosigner and share legal and financial responsibility for you under a lease agreement. Your guarantor is required to furnish us with a Guarantor Application and Guarantor Agreement (Guarantor Agreement must be Notarized). Both can be accessed and printed out from our web site. Both documents must be filled out legibly and in their entirety. 5) All forms are to be submitted to us for processing. They can be mailed to our corporate headquarters at 15 West Madison Street. 6) From each person who will be occupying the apartment, we need one payment only of the $35.00 Application Processing Fee. This fee covers the cost to obtain credit and other background information. If no cosigner is named, only the Rental Application is processed; however, if a cosigner is involved, only the Cosigner Application is processed. Therefore, never more than one fee payment is needed per tenant. However, the person to occupy the apartment must fill out and submit The Rental Application despite whether or not there will be a guarantor as party to the Lease Agreemet. 7) We do not accept post dated checks. 8) When applying, we also require by separate check payment of the Security Deposit, which amount is equivalent to the monthly rental rate and is payable via money order or certified check. This deposit must come from one individual only, even if more than one person will be sharing occupancy of any particular apartment. On the check should be noted the words "Security Deposit" including identification of the address and apartment unit it applies to. 9) The formal processing of the above requested information begins only after all applications, agreements and payments have been submitted to us. 10) Once all information has been processed and approved, a Lease Agreement and a Fuel Addendum to the lease are promptly prepared and the primary applicants (those who will occupying the apartment) are notified that the lease is ready for their signature. At the time the lease is signed, payment of one full month's rent is due payable in cash, money order or certified check (no personal checks are acceptable). In the event acceptance of the lease is not consummated in a timely manner, we reserve the right to withdraw at anytime the lease offer. 11) In the event any application is not approved or any decision is made by anyone a party to this transaction not to enter into a lease agreement, the security deposit will be refunded and the lease offer withdrawn. 12) Upon finalization of the lease by all parties, the keys to the apartment may be obtained from our corporate offices during our regular office hours. 13) Soon after you take possession of the apartment, a finished copy of the lease is mailed to you along with other materials associated with your rental. 14) Hereafter, payment of monthly rent is permitted by personal check (only until such time when any check payment is dishonored by the bank).
