SOME DETAILS BEFORE CONTINUING YOUR QUEST FOR AN APARTMENT ...


A little about services, requirements, what rent includes, etc.
1. All apartments come unfurnished. 
2. Owner provides heat in season from the building's central heating system except at our Charles Village and Tuscany locations where certain energy costs are governed under a pro rated "Fuel Addendum To The Lease Agreement" between October 15th and April 30th and hot water for cooking and bathing and not for laundry. Our Charles Village and Tuscany locations have laundry facilities in the basement. Our Mount Vernon properties do not have laundry facilities. 
3. Tenant pays gas for cooking and electricity for general apartment appliances. Your monthly utilities charge depends on your particular life-style but we are guessing utilities run between 30.00 to 50.00 / month. The Baltimore Gas & Electric Company is best to consult for estimates on what your monthly bill may be and how to go about establishing your service. 
4. All apartments are wired for telephone service and have some phone jacks; however, we do not furnish nor install phones or additional phone equipment. 
5. All units are wired for subscription cable TV that will also accommodate Internet access. Check with the local cable company for details. 
6. No central air conditioning is available at any of our  properties but tenants can provide their own "apartment size" window cooling units not to exceed 5,000 Btus nor 110 volts. 
7. Some other domestic pets, such as cats, are allowed in limited number without extra charge but only by written consent from landlord. Sorry, dogs are not permitted.
8. At the time you apply, there is required a non-refundable application processing fee and payment of the security deposit (equivalent to the monthly rental rate). The security deposit is refundable to you if no lease is executed. A thorough credit check is done on each applicant. Minors may have qualified guardians co-sign lease. 
9. Our policy is that the number of people to occupy any apartment may not exceed the number of bedrooms as advertised. Only limited exceptions are made at adjusted rental rates.
10. Some of our locations do offer limited parking at additional expense. 

Special Features
JOHNS HOPKINS UNIVERSITY AREA LOCATIONS:
(The Allston Apartments (3111 North Charles Street)                                       
(The Alps of Tuscany Apartments (100 Tuscany Road)
Both locations are equipped with on-site laundry facilities. All our Hopkins University area apartments are offered under a yearly lease with May 31st expiration dates despite when possession is taken.
MOUNT VERNON AREA LOCATIONS:
(Pertains to all 5 of our Cathedral Street & Madison Street Sites)   
* Each of these housekeeping units is offered under a month to month lease and those rental rates we try to keep stable in order to encourage long term occupancies. We also have occasional parking available at extra charge ranging in prices depending on whether it is open air or garage. Parking rent varies between 75.00 to 125.00 / month.
* IMPORTANT REMINDER:  ALTHOUGH THE LEASE TERM IS FROM MONTH TO MONTH, LANDLORD AND TENANT ARE  REQUIRED TO GIVE THE OTHER A MINIMUM OF 60 DAYS (2 FULL CALENDAR MONTHS) ADVANCE WRITTEN NOTICE OF EITHER'S INTENTION TO TERMINATE THE MONTHLY LEASE AGREEMENT.
